The leading cause of foundation cracking, settling and/or failure, and mold, dry rot and insect infestation in the crawl-space areas under a house is improper property drainage.

Engineers divide drainage into two systems; SURFACE DRAINAGE and SUBSURFACE DRAINAGE.

S U R F A C E   D R A I N A G E
  SURFACE DRAINAGE is the controlled removal of surface runoff; rain fall, landscape irrigation,
    driveway/patio wash downs, etc.

  SURFACE DRAINAGE begins with the grading of the land into a watershed that directs surface runoff to
    swales and/or catch basins.

    Surface water, if not controlled, will saturate the soil.

S U B - S U R F A C E   D R A I N A G E
  SUB-SURFACE DRAINAGE is the removal of water from the soil. Soil can only absorb so much water. As the soil
    becomes saturated water will percolate vertically and laterally and cannot be controlled by surface drains. The result
    is flooding and erosion. Subsurface water will permeate concrete and humidify and/or flood crawl spaces and
    subterranean living spaces.
