The crawl space areas under your house should be bone dry at all times. Moisture trapped in these areas creates a humid environment and is the primary cause of mold, mildew, dry rot and insect infestation. Normally a house is constructed with adequate CRAWL-SPACE VENTS and the natural movement of air is sufficient to keep this area bone dry.

Sometimes, often over the course of years, the CRAWL-SPACE VENTS become blocked by the addition of planters and landscaping. Sometimes vents are eliminated entirely. As natural ventilation decreases humidity buildups up increasing the risk for mold, mildew and the other problems listed above.

The best solution to prevent humidity buildup is to increase natural ventilation by the installation of additional CRAWL-SPACE VENTS.

CRAWL-SPACE VENTS are usually 6" x 18" metal frames with screens and are installed, when possible, to match the existing vents. The work normally involves the cutting of the exterior stucco, some minor framing work and stucco patching and painting after installation of the new vent. Sometimes the concrete foundation needs to be cut for the installation.

In some cases, however, it is not possible to add additional vents and the only solution is the installation of CRAWL-SPACE VENTILATION FANS

A CRAWL-SPACE VENTILATON FAN, usually controlled by a timer, keeps air circulating through the crawl space areas to remove moisture and decrease humidity. The work usually includes the installation of an electrical circuit.
